Terms & Conditions for Rental

 

RATES:  Five bedroom executive home: All year rate is $500.00 per night. Quoted prices do not include sales tax. (4% General, 1% Tourism, 5% total).  A damage deposit of $500 is required by check or credit card.  Your deposit will be processed to cover missing or damaged items only after informing you.  Otherwise within 7 days after check-out, the damage deposit will be mailed back to you provided you have returned the house key. 

 

RESERVATIONS:  To confirm your reservations we require a credit card number (Visa or Mastercard) to secure your dates.  Tentative reservations will be held for five days awaiting a check or credit card number.  Reservations less than two weeks in advance will not be held without payment of deposit.  We accept cash, personal check, money order, Visa, or MasterCard upon arrival.

 

CANCELLATION: If you cancel more than two weeks in advance, you will receive a full refund.  If you cancel less than two weeks from scheduled arrival day, your deposit could be forfeited. If selected vacation home is re-rented, you will receive a full release or credit that can be applied toward a future rental.

 

AVAILABILITY:  Sometimes acts of nature and other forces beyond our control prevent a vacation home from being available as reserved.  Therefore, we reserve the right to substitute a vacation home that we consider equivalent or better than the vacation home reserved or issue a refund. We will attempt to contact you with advance notification of such changes.

 

SMOKING:  We request you do NOT smoke inside the home. Smoking is permitted outside.

 

PETS:  No pets are permitted inside or outside the house.

 

LINENS & COOKING UTENSILS:  We provide all linens (sheets, towels, and wash cloths).  Extra towels are needed for your water/beach activities.

 

CONSUMABLES:  We provide a full supply of consumable items such as toilet paper, paper towels, dish, bath and hand soap for weekly and weekend rentals. 

 

KITCHEN:  Spices, salt and pepper are provided along with cooking utensils, dishes and flatware.  Coffee/espresso maker is provided with filters.

 

CAPACITY:  The maximum occupancy of this house is 12 people. Master bedroom has king bed; three additional bedrooms have queens. Fifth bedroom has twin beds. Inflatable queen-sized air matress available. Additional guests are not permitted without special permission.  Tents, campers, or motor homes are NOT permitted.

 

DIRECTIONS:  It is the responsibility of the person(s) booking and reserving the vacation home to provide directions, maps and necessary phone numbers of home(s) to all guests and visitors.  This information is sent out at least two weeks in advance by Midway Gulch Office to person(s) booking or reserving home.  If the responsible party does not undersand maps or dierections, please call our office in advance for additional information.  Do NOT take this for granted.

 

PARKING:  Garage holds three cars.  Additional cars or boat can be parked on driveway.  If you have company, please make sure their cars do not impede normal traffic.

 

SPEED LIMITS:  Pedestrians, joggers and bicyclers also use the streets.  Please observe a 5 mile per hour speed limit.

 

PRIVACY:  In order to maintain a tranquil and restful atmosphere, we ask that you and your guests respect the privacy of other residents and refrain from loud activities inside and outside your rented home.  Parents are responsible for the actions and whereabouts of their children.

 

FIREWORKS AND FIREARMS:  Fireworks should NOT be discharged in or near your rental home or in the woods.  Discharging of firearms is NOT permitted on property, due to state and local ordinances.

 

PHONE USAGE:  Local calls are free, but you will need a calling card to make long distance calls from the cabin. You may receive incoming long distance calls.

 

TRASH:  Please place all trash in plastic bags provided in kitchen pantry.  Put full garbage bags in garbage container in the garage. Trash will be emptied after your stay.

 

TOILETS:  The house has a septic tank which will work well for 25 years if not abused.  Please do NOT flush sanitary products or any other foreign matter.

 

UTILITIES:  All homes have heating and air conditioning.  When leaving for the day, please turn off the lights.

 

MAID SERVICE:  The house is cleaned thoroughly and inventoried before your arrival and immediately following your departure. Extra cleanings and linen changes during your visit are available for $40 per cleaning.

 

DAMAGE:  All Vacation homes are insepcted and thoroughly cleaned following each occupancy.  While you are occupying the vacation home, you are responsible for missing items or damage done by yourself or your guests/visitors.  Any resulting damage will be deducted from your deposit or charged to your credit card.

 

CHECK IN:  Check-in time is 4 p.m. on the day of arrival unless an earlier time of arrival is approved by Midway Gulch.

 

CHECK OUT:  Check out time is 10 a.m. on day of departure unless a later time is approved by the Midway Gulch Office.  Please place all trash in the trash container and remove all personal belongings by check out time.

 

We, the undersigned, understand our rental expires at 10:00 a.m. on the scheduled

day of departure and we will check out, vacate the premises and remove all our personal belongings at or prior to that time unless specific permission is obtained from the Midway Gulch Office.  We understand that if we vacate early, for any reason, we are NOT entitled to a refund or credit.  We have read and understand and agree to abide by these terms and conditions during the time we are renting Signal Hill Lake Home.
